We are just starting the 2nd wave of Covid in Vancouver. Compared to the rest of the country, we are doing well!
The Real Estate market in Vancouver is on an upward trend again. Nobody knows for how long, but, being a world class city with clean air, mountains and a beautiful ocean for a back drop, it’s probably going to be a long time.
As Realtors, we need to be thinking out of the box these days. Most would say why? Properties are selling, some have bidding wars, why bother.
Buyers might be anxious about viewing a property in person. Going into a strange home, you don’t know the risks. Well, you do, (Covid) but, you might not want to take that chance. We are asking clients to wear masks, wear gloves, don’t touch anything, sign waivers!
Let’s get back to the topic at hand. You are thinking of selling your House or Condo. I’ve mentioned this before, and I will mention it again to those of you that are looking to sell.
The benefits to you as a Seller in having a Video marketing your property. You think in the middle of a pandemic, that Realtors would want to do everything they can to market their clients property properly. Say that 10 times fast! Let’s think about this logically. Pictures are the Real Estate standard, everyone does this. Not always well, but it’s done.
A video though lets you really understand what the property and the NEIGHBOURHOOD is all about. Don’t forget the Niehgbourhood because your Realtor will (NOT US!) Great for the buyers, but also great for you as the Seller.
Why, because we have reduced the foot traffic for you, only qualified, interested buyers, thank you very much. 400% more views of a listed property with a video vs without, big deal!! Yes, 400%. That 400% equates to more interest and buyers. This might be a great idea, especially in the middle of a pandemic, hmmm.
What gives you a better indication of what our neighbourhood is all about? The pictures below or the video?
Here are the latest stats from today. 81 Condos are currently listed for sale in Kitsilano. 24 of those listings have a video, I’ll round up, that’s 30%.
Only 30% of current Condo listings have a video (this includes Matterport – I’m not a fan of this medium, it’s too confusing for the end user)
Let’s look at the house listings. 35 houses are currently listed for sale in Kits, 13 of those have a video tour. Slightly higher at 37%, I would hope so given the price of homes in Kits.

Well, maybe videos are too expensive for the Agents, maybe that’s why they don’t include it. A basic Video tour costs about $325, if you want 4K, yes you do, it increases to $425 – $525. If you live near the Ocean or a great neighbourhood like Kits and you own a house, you probably want a drone video, yes you do. That would run your Realtor about $1400-$1700.
Wow, that’s a lot of $$’s for the Realtor to be spending on Marketing. I guess that’s why most of us don’t include it in our marketing packages. Well, we do, because it helps us sell your house or condo faster for a higher price. That’s better for us, but more importantly, better for you. Don’t forget, this is a competition.
You/We, are competing against every other listing in the market. What are we competing for, a qualified buyer. How do we find those buyers? The listing gets added to Realtor.ca, we plop a sign on the lawn and take some nice pictures, hopefully, by a professional. That’s where it typically ends.
Some Realtors have a Facebook Page, Instagram, maybe a website, so it gets added to those sites. Some of the long-standing Realtors might have 1000-2000 clients in their database, wow that’s amazing. So they send the listing out via email. That’s great, but those clients have already purchased a place, so they probably aren’t very motivated.
We take the next step with our video marketing. We can’t disclose it here, but we will talk to you about it if you are interested. It increases the number of buyers who see your property, that’s what you want. Supply and demand, we create the demand for you.
If you are selling your property, expect the best. Have high standards, let’s get as many buyers viewing your property as possible. When that job is done, we can sleep well at night, knowing that we did everything that we could to get you the best possible outcome. That’s what I’m trying to say. Sorry it took me so long to say it!!
